Connection and Connectivity

Modbury is a smart city with free public Wi-Fi hotspots at the Tea Tree Gully Library and Waterworld, supplementing residential and business access to super-fast internet through the NBN and 4G coverage across the precinct.

Improved transport links to the CBD have made the area very accessible for residents, particularly with the O-Bahn busway linking the Modbury Precinct and Adelaide’s CBD. Modbury is also listed as a potential Transit Oriented Development (TOD) site within metropolitan Adelaide’s 30-Year Plan. 

People and Potential

Modbury is an important employment centre with 7,271 jobs according to the 2016 ABS Census. This was a 1.1% increase in jobs from the 2011 ABS Census. Modbury is also well-known for its relaxed lifestyle and relatively low cost of living. This is further enhanced by the array of natural open space reserves and walking and cycling trails in the area.

Average property values in the area are generally lower than the rest of Adelaide making the region an attractive investment option with strong potential for a high return on investment.
