Depending on the zoning of your property and the location of your outbuilding relative to nearby watercourse areas, in most circumstances a quick and simple planning assessment for your new outbuilding can occur when the outbuilding is designed within the following design guidelines:

  • The outbuilding is free standing and will be associated with an existing dwelling on the property
  • No portion of the outbuilding will be located in front of the wall of the dwelling that faces the street
  • The outbuilding has:
    • A floor area no greater than 60m²
    • A wall height no greater than 3m above the natural surface of the ground (excluding a gable end)
    • A roof height no greater than 5m above the natural surface of the ground.
  • If located along a boundary of the allotment (other than a primary or secondary street boundary) the outbuilding will not:
    • Exceed a length of 8m
    • Result in all existing walls or structures located along the boundary exceeding 45% of the length of the boundary
    • Be within 3m of any other existing wall or structure located along the boundary, unless on the adjoining property there is an existing wall or building adjacent to or abutting the relevant portion of the boundary.
  • The outbuilding will not impede the dwellings private open space
  • The outbuilding is colour-treated or painted in a non-reflective colour
  • The outbuilding does not require excessive cutting or filling of land
  • There are no regulated/significant trees on the site or on adjoining land that might be affected (including damage to tree roots) by the outbuilding
  • In the case of a garage used for undercover vehicle parking:
    • If facing the primary street, the garage will not visually dominate the streetscape
    • Safe and convenient vehicle access is provided.
