If you are planning to sub-divide your property, or purchase land with the intention of sub-dividing, your land division should be designed by using the guidelines listed in the table below. Please note that if you’re planning on applying for a land division of your property and it is connected to Council’s CWMS, please read the following information on our CWMS page.

Please note that the site areas and frontages required for new dwellings within the Golden Grove Residential Policy Areas are consistent with the requirements listed within the table for the Residential Zone.
Please note that different parameters apply for sub-division within the Modbury Precinct.

If you are considering dividing your land in the form of a battleaxe configuration, the division should be designed to provide a vehicle access driveway in accordance with the following design:

If your property is a corner allotment and you are considering dividing off the rear yard and retaining the existing dwelling, you should consider how this may jeopardize the existing dwelling.
