Development approval is required when a garage, shed or any other type of outbuilding - ie rumpus room, matches any of the following:

  • The garage, shed or outbuilding will be located within a State or local heritage place
  • The garage, shed or outbuilding will be located within either the hills face zone, any of the Golden Grove Residential Policy Areas, or an area identified within Council’s Development Plan as being subject to flooding or inundation
  • The garage, shed or outbuilding will not be located ancillary to another building erected on the site - ie a house
  • When located within the township zone, the garage, shed or outbuilding has a floor area exceeding 10m²
  • When located outside of the Township Zone, the garage, shed or outbuilding has a floor area exceeding 15m²
  • The garage, shed or outbuilding has a span exceeding 3m
  • The garage, shed or outbuilding will have any part higher than 2.5m above the natural surface of the ground
  • Any portion of the garage, shed or outbuilding will be located in front of the main building line of the building to which it is ancillary to that faces the primary street
  • The garage, shed or outbuilding will be located within 900mm of a boundary of the land with a secondary street frontage - ie the land has boundaries on two or more roads.
