The Euca housing development at Australia Reserve, Modbury was officially opened on 19 February 2026. The opening was led by Kolabb with City of Tea Tree Gully staff and Elected Members present.

The project delivered 25 contemporary townhouses and car parking with frontage to Australia Reserve.

The City of Tea Tree Gully delivered a reserve upgrade as part of the project, including a playspace, park shelter and seating, paths, planting and a kick-about area.

Council has been committed to achieving this vision for Australia Reserve for over a decade. The Modbury Precinct, including Australia Reserve, was rezoned in 2014, following significant community engagement.

Key project milestones include:

  • Studies and structure planning associated with the Live Life Modbury Project 2011-2014
  • Land division to separate the development allotment from the remaining reserve
  • A 3-stage procurement process and 2-stage tender process, awarded to local developer Centina
  • Stormwater management and local area flood study
  • Reserve upgrade valued at $1.123m funded from sale proceeds
  • Meetings with residents.

Through its partnerships with Kolabb, Centina and Greenstate Placemaking, council has been instrumental in delivering this housing product in Modbury Precinct that sets the bar high for future townhouse developments.

Council CEO Ryan McMahon said it’s a pivotal point in the Modbury Precinct’s history.

“This event marks the beginning of an exciting new chapter for Modbury Precinct,” Mr McMahon said.

“Creating more housing that is plentiful, affordable and reliable will attract more people locally, reinforcing the area’s economic growth and viability.

“The new development at Australia Reserve will reinvigorate the area, and we’re excited to see it flourish.”
