Strategic land acquisition

The City of Tea Tree Gully has acquired Sfera’s Park Suites and Convention Centre, a beloved local institution in the heart of Modbury.

This versatile venue is a central gathering place for the community, hosting everything from school formals and weddings to sporting galas and citizenship ceremonies.

The Council will build on the venue’s success, honouring all existing bookings and welcoming new clients with the same exceptional service Sfera’s is known for.

Financially, the acquisition of Sfera’s land for $9 million and the business for $625,000 is fully-funded through existing budgets and is expected to generate enough revenue to cover operating costs with no impact on rates.

The acquisition also supports the local economy by providing accommodation for Modbury Hospital outpatients and offering new employment and traineeship opportunities for young people in the area.

The acquisition is additional to the recent purchase of Cezaros Restaurant at 171 Reservoir Road for $3.8 million.

Our vision for Modbury Precinct

Our Strategic Plan 2030 sets out Council’s aspirations for our City for the medium to long-term and our focus areas are clear for the next five years.

One of these is to “Develop a vision for Modbury Central which continues to transform Modbury Precinct into a contemporary, vibrant and pedestrian oriented urban centre by leading the delivery of catalyst initiatives.”

Imagine living in a vibrant, inclusive and diverse cosmopolitan community that attracts bright minds to live and work there, where businesses and the community are thriving. This is Council’s vision for Modbury Precinct.

Our longer term plans

As one of the primary landowners, and as a leader that can influence the private sectors views and investment, Council has a unique opportunity to lead the transformation of this area in partnership with the development sector and the State Government.

Some sites are key to activation and they will be the catalyst for future activity. Modbury Precinct is identified as a ‘state significant infill area’ in the Greater Adelaide Regional Plan. Council is considering what opportunities this presents for the community and our City in the future.
